Hi, it's very interresting. Is it like a classic texture, ie an image that can be settle on some polygon but with a lot of detail which create a relief illusion, or does it need additional treatments from the GPU (tesselation, normal map, things like that) to get these realistic effects?

You need to setup the textures with nodes or combine some textures to get the same result.

Like normal and hight maps can be shared. open the normal map and height map and copy the height map in the alpha channel of your normal.

Same goes for specular map with metalic (red channel) roughness green channel.

With these combined maps the textures will work as intended.

 

for mask channels and ambiant occlusion you will need a node setup in blender.

To setup the PBR texture you can also use someting like Node Wrangler. that will make the nodes you need and is a building addon.

Is not enough to invert the channel as it is, the entire map should be normalized before export.
